working on roommate add... advice?

transpaoI'm looking for a roommate to share the 3 bedroom ranch style home I'm living in with. The earliest date the room will be ready will probably be around Oct. 5th so the first months rent will have a small discount.
Rent will be $300, and 1/2 utilities which usually amounts to about $75.
The house is located in a quiet neighborhood in Dallas, GA. It is on a one acre partially wooded lot.
I have a yorkshire terrier and a tabby cat that live inside the house. They are not terribly fond of other dogs and cats so I have to say that no inside cats or dogs. I am open to other inside pets... to an extent. I'm not a big fan of pet poisonous spiders or scorpions. The yard is not fenced so unless you are willing to front money for the materials and help put a fence up outside pets are a NO.
